Terms & Conditions



By submitting the reservation form and submitting payment, signifies that you are confirming your reservation into the property and are agreeing with Allevo Homes Terms and Conditions

The Lead Guest on the reservation/reserving the home MUST be at least 25 years of age and staying in the home for the entire stay. If the lead guest is not staying in the home, this makes the reservation void, and the entire party must vacate the home without a refund.




Making a reservation 60+ days prior to arrival - A non-refundable payment of 25% of the quoted price is due at time of booking and will be applied toward the total of your reservation.  The remainder of the balance is due 8 weeks (56 days) prior to arrival date and the credit card on file will automatically be charged.  Should you wish to use a different card you must contact us prior to the 8 weeks. Refer to your confirmation which reflects Final Payment Due Date.  


Marking reservation within 8 weeks (56 days) prior to arrival – We will charge your credit card the full amount the day the reservation is made.   




Guests will receive a Reservation Booking Confirmation.  You will need to look over your Reservation Confirmation to ensure the information is correct (ie Name, Arrival/Departure Date, Rate, and Property).  Arrival Instructions along with the exact address of the home, and access codes will be sent via email to the email provided at the time of reservation up to 7 days prior to the arrival date.  Be sure to check your junk or spam mailbox as sometimes these confirmations go there.  





Cancellation by the client: Cancellations must be received in writing and are subject to the following penalties:


·         30 Days or More Prior to Arrival – Loss of Down Payment 

·         Within 30 Days of Arrival – No Refund


No refunds will be provided for late arrivals, early departures, or unused days of your rental property Reservation. We reserve the right to amend, curtail or terminate any rental contract without compensation.

In the unlikely event that circumstances necessitate us to change the property confirmed on your Reservation, we will seek to relocate your Reservation to a property of a similar or superior standard within our available inventory. However, if we are unable to find a suitable relocation, we will refund any monies paid (without interest, compensation, or consequential loss of any kind) toward your Reservation.


Once a home has been confirmed it cannot be substituted for another home without financial penalties.


Cancellation by Allevo Homes (the company): In the event of the rental property being no longer available through unforeseen damage, or circumstances beyond the company’s control, we will seek to offer alternative accommodation. Failing that a full refund of all monies paid to the company will be made but that will constitute the limit of the company’s liability.

Allevo Homes accepts no responsibility or liability for any loss or damage or alterations to the terms of this Reservation caused by events beyond their control including, but not restricted to, hurricanes, war, civil commotion, flight delays or cancellations, technical difficulties with transportation, alteration or cancellation of schedules by carriers, adverse weather conditions, fire, flood, pandemics, industrial dispute or any other event beyond their control.

We strongly recommend that you take out travel insurance to cover yourself in the event it is necessary for you to cancel your holiday.

C.   Rental Protection Fee


Allevo Homes requires all guest to purchase the Rental Protection which is a non-refundable fee paid by the customer that provides protection against accidental damage that may occur during the rental stay.   Such accidents are required to be reported to Allevo Homes to be covered.  We know that accidental small spills on the carpet and accidental marks on the wall will happen. Although there are accidents, there is still a cost to correct the unintentional damage. You will be covered for small damages up to $500.  

The Rental Protection Plan does not cover negligence or gross negligence on the part of the renter or guests, nor does it cover intentional damages to the property. It also does not cover theft

Note: Guests must also report damages upon arrival. If damage occurs, these guests must also contact us to report the damages. Failure to do so will void the protection plan.

D.   Check-In/Check-Out

  • Check-in is at 4PM (Door codes are activated for a 4PM check-in)
  • Check-out is 10AM SHARP
  • NO LATE CHECK OUTS ARE PERMITED (Door codes deactivate at 10am) please ensure all items are removed from the home by that time.

E.    Allevo Homes Properties

·         All homes are provided with a basic starter supply of toiletries and kitchen supplies, guests are then responsible for purchasing/supplying all further supplies required for the duration of their stay.

·         All homes are non-smoking.  $500 fee will be charged to your credit card if our cleaners detect smoking in the home.  

·         Every property is provided with Tablet which contains both general and specific information relevant to both the property and surrounding area.  This tablet is “not” to be removed from the home as it’s coded to this location/property specific home and can not be used outside of the home.  The removal of the tablet and damage done to the tablet will result in a $200 fee.  Tablets are programmed and inspected prior to every guest’s arrival.

·          Attention should be given to the trash and parking requirements of the resort’s Homeowners Association where you are staying.  This information can be found in every home on the refrigerator AND in the Tablet.  Failure to observe the rules can result in a substantial fine imposed by the resorts.

·         We regret that pets are not permitted.

·         If you are renting the home to celebrate any type of event, we will need to be notified of this prior to finalizing your reservation, additional fees may apply, and all events are subject to approval.

·         Please be aware that parking of RVs, campers, and trailers in the driveway of the home or anywhere in the development is not permitted by the local Homeowners Association.

·         A Cleaning Fee is applied to each reservation.

Towels, sheets, and all linens are inventoried before and after each Guest’s stay.

If the property is left in a condition that would require excessive cleaning, such as (but not limited to) empty boxes, unbagged trash, leftover food on top of counters, an additional fee may apply of $25 per bag.

·         Maximum Occupancy is strictly enforced based on Florida Statues. There shall be no more than the maximum number of guests allowed by law.  The maximum number of guests is posted on our website.

·         Underage Drinking is not allowed and will not be tolerated.  If this occurs, we will notify the local authorities and guests will be subject to all local county and/or state laws pertaining to this violation.  If underage drinking is discovered in the home, the group will be asked to vacate the property and no refund will be given for the rental.  

·         Noise Disturbance should be avoided, and guests need to be respectful of their neighbors. Do not disturb other guests while they are on vacation and please keep noise levels down, especially in the early mornings and late evenings.

·         Allevo Homes are in a sub-tropical climate and care must be taken with food that is left uncovered. Uncovered food can attract insects very quickly. Any added costs for pest control services incurred for lack of care may be passed to Guest.

·         The Property has been inspected to ensure no bed bugs are present, so the presence of any bed bugs is presumed to have been caused by Guest, unless Guest provides clear and convincing proof otherwise. Guests must vacate the property immediately without refund and pay for treatment to remove the bed bugs.

·         Wildlife may pose a danger to Guests. Approach all outdoor areas with caution.


All homes with pools are equipped with a pool alarm or pool fences for the safety of our guests, the pool alarm can ONLY be disabled if the home being reserved is equipped with a pool safety fence.

We are unable to make any exceptions to this rule due to Florida Law, if you require a pool fence in the home, please advise your agent at the time of reservation.

Pool heat will automatically shut off if the temperature drops below 55 degrees Fahrenheit. Allevo Homes and our owners will not reverse this precaution as it is a security measure to prevent breaking the pool pump.  Refunds will not be given if this occurs. 

Pool heat is set between 83F-89F. We are unable to increase the temperature for the safety and security of the guests.   The pool heat pump operates approx. 8-10 hours per day. 

If pool heat is activated on the day of arrival (unless guests pay for days prior to arrival).   It will take 24-48 hours to reach its desired temperature.  And is photo’d by our Inspector.  

If the guest feels that the pool heat is not functioning properly, the guest must contact our office and speak to a Team Member during regular business hours.   (Pool Heat is not an Emergency and will be handled during business hours).  If the pool heater is confirmed broken, pool heat refunds will be given for the number of days the guest is without this service.  We must be notified and aware of this issue when it occurs.  Refunds will not be given when pool heat issues are brought to our attention after the stay

G.   Liability

Allevo Homes cannot accept liability whatsoever for any injury sustained by any guest or visitor to the house, grounds or swimming pool, or for any loss or damage caused to any possessions brought onto the rental property. Without any restrictions, Allevo Homes shall not be liable for any loss or damage arising in connection with the guest’s stay in the property caused by matters beyond reasonable control, including acts of God, surrounding construction work, excessive disturbance of neighboring properties, failure of utility supplies such as water, electricity, gas or air conditioning. Although, we will make every effort to respond and minimize any disruption caused during the rental period.

Allevo Homes does not accept liability for the lost or stolen personal property of the Guest within the Property during the rental period. If property of the Guest is lost or stolen, the Guest should advise the appropriate authority first, and then contact Allevo Homes to report the lost or stolen items.
The Guest must ensure that children are always supervised. It is the policy of Allevo Homes that all children under the age of 18 years are not left in the rental home unsupervised at any time during the rental period. Games, toys, baby furniture/equipment, strollers and cribs are all used at the Guests’ own risk.

The Guest understands there is no lifeguard on duty, and that the use of the pool is entirely at the Guest’s own risk. Diving, horseplay or running around the pool area is prohibited; no child in the party or adult non-swimmer will use the pool without adequate adult supervision or the supervision of a strong swimmer. The Guest must immediately report any problems with the pool alarms or pool safety fencing. All Guests understand and agree that Allevo Homes cannot accept responsibility whatsoever in the case(s) of accident or illness whilst on the property.

The use of the BBQs is at the Guests’ own risk and Allevo Homes cannot accept any responsibility for injury of any kind that may arise from the use of BBQ’s. The Guest takes full responsibility for the connection of gas bottles. Guests should also remember to keep children away BBQ’s, whether in use or not.

H.   Assistance During your stay

In the event you need assistance or have any questions during your stay, please feel free to contact us.  Our office hours are Monday through Friday 9am to 5pm.  Non-emergency items need to be handled during these hours.

No liability can be accepted, or refunds given for events which are 'force majeure'. These include, but are not limited to war, threat of war, riots, civil commotion, terrorist activities, industrial disputes, technical difficulties with transportation, natural or nuclear disaster, fire, adverse weather conditions (Hurricane/Tornado, etc) or other events outside our control.
